SDA Housing FAQs in NSW

SDA housing can include houses, apartments and other types of dwellings specially designed for people with high functional impairment and/or high support needs. SDA provides options for specialised living environments that are necessary to address your needs.

To get SDA Housing, you must first be a National Disability Insurance Scheme (NDIS) participant. Then check if your NDIS plan includes funding for SDA Housing. If you’re not sure, talk to your support coordinator. To be eligible for SDA housing, you must meet certain requirements:

  • You must be under 65 years old
  • You have high support needs or an extreme functional impairment.
  • You can provide evidence that SDA will help meet your NDIS goals and offer opportunities to develop your skills.

As an NDIS participant, you may be eligible for SDA. The National Disability Insurance Scheme (NDIA) will assess your application based on three key criteria before proceeding with the process of applying for SDA funding:

  • Do you have an extreme functional impairment or very high support needs?
  • Will living in SDA meet your needs?
  • Is SDA funding reasonable and necessary for you?

The NDIA will evaluate your goals and whether funding SDA is “value for money” compared to other disability-related supports. The NDIA will look at all the information they have when deciding what support you need.

Yes, you can live alone in your SDA home. You may also benefit from being part of our Choice Collective, which actively encourages and supports people with disabilities to have choice and control over issues that directly affect them.

Your SDA funding covers the actual property or the ‘bricks and mortar’.
Your SIL or ILO (Individual Living Options) funding pays for the people who deliver support and your daily living services to help you live more independently.

You can get these services on their own or at the same time. You don’t need to live in an SDA housing to get SIL support.
