How much does SDA housing cost in ACT?
If you’re eligible for Specialist Disability Accommodation (SDA) housing, your plan will have funding for it. The SDA payment goes directly to your SDA housing provider.
You’ll still have to make a ‘reasonable rent contribution. Your rent will be 25% of the basic Disability Support Pension (or equivalent for those who do not receive Disability Support Pension) plus 25% of your Pension Supplement and 100% of your Commonwealth Rental Assistance entitlement. You will handle your day-to-day living costs towards your bills, food and other personal items.
What are the requirements for applying for SDA housing in ACT?
The first requirement is to gather all documents that demonstrate how SDA will benefit you and your needs. This may be in the form of reports from your allied health professional or other documents outlining your daily support and housing needs. For example, a functional capacity assessment or home and living supporting evidence form provided by your support coordinator.

What are the specification differences between the SDA design categories?
When it comes to SDA housing in the ACT, we support three distinct SDA design categories:
| Improved Liveability | Designed for people who have sensory, intellectual, or cognitive impairment. These properties are designed to not only make it easy to manoeuvre through the property, but the doorways, handles, and switches are all clearly visible to allow for seamless access. |

| Fully Accessible | Designed for people with significant physical impairment. Wheelchair users will benefit from this design category as there are no steps in a Fully Accessible home. The doorways are wide, and the bathroom and kitchen are made to be used by people either in a seated or standing position. |
| High Physical Support | This type of SDA home has all the amenities of a Fully Accessible SDA with additional features including provision for hoist if required and a backup UPS (Uninterruptible Power Supply) for important equipment when there is a power outage. Provisioning for AT in this category is more extensive, and you will be able to apply to have voice or remote-controlled doors, lights, and heating. specifically designed to ensure those with significant physical impairments and critical needs can access it effortlessly. |
Can I bring my own SDA support?
With Enliven Housing, you have the opportunity to be part of a cooperative. As a tenant, you can actively participate in selecting your Shared Onsite Support Provider through an expression of interest process.
