SDA Design Categories & Housing Options

Enliven Housing is Australia's most trusted SDA housing provider

At Enliven Housing, we provide Specialist Disability Accommodation (SDA) across all four design categories: Improved Liveability, Fully Accessible, High Physical Support and Robust. Each category is designed with specific features to meet a range of support needs, helping you find the right home to match your level of care and independence.

High Physical Support

High Physical Support is the most comprehensive SDA design category, offering extensive support for participants with significant physical needs. With advanced features such as ceiling hoists, wider doorways, assistive technology readiness and backup power solutions, this category is a good option if you need more assistance with daily activities and require specialised equipment to help both you and your support workers navigate tasks safely and effectively.

High Physical Support

SDA Apartments are a great home option if you’re seeking independence in an inclusive, neighbouring setting. Usually single-level homes within a larger complex, this SDA building type is ideal for participants wanting to share supports.

Our one, two and three-bedroom apartments are located in central areas, close to shops, transport and community hubs. With smart layouts and contemporary design features, they’re well suited for higher-density living and make daily life more convenient and connected.

Improved Liveability

Improved Liveability (IL) SDA is built with enhanced provisions and a higher level of physical access for participants with sensory, intellectual or cognitive impairment. These homes aim to provide a reasonable level of physical access with additional features to promote safety and comfort. Features such as improved wayfinding, wider doorways and broader corridors contribute to making your home environment easier to navigate. Our IL SDA is built to exceed design standards while balancing accessibility with a warm, inclusive and homely feel for each and every resident.

SDA Houses

SDA houses give you more space and privacy, making them a great choice for individuals who prefer a suburban lifestyle. This SDA building type is designed for shared living, with NDIS funding options that support between two and five residents.

These homes often feature adaptable layouts and private outdoor areas perfect for relaxing, entertaining or spending time with loved ones. Located in welcoming neighbourhoods, they offer a strong sense of community while still giving you the independence of your own home.

Fully Accessible

Our Fully Accessible (FA) homes are designed for people who need a higher level of accessibility in their everyday living. With features like wide doorways, spacious corridors, flat flooring and open-plan layouts, you’ll have the freedom to move through your home with ease. These modern, functional spaces are built to support your independence while offering a safe, inclusive environment where you can live comfortably and confidently.

SDA Villas

SDA Villas offer a balance of independence while still being connected to a neighbouring space. They can be considered as ‘semi-detached homes’ in the way that they share a wall or boundary with another homes while maintaining their own private entrance and living areas.

This SDA building type gives you the best of both worlds – your own private spaces, along with shared facilities that make daily life easier and more connected, without being part of a larger apartment-style complex.

Robust

(Group Homes)

The Robust SDA design category caters to individuals with disability such as autism, mental health conditions and other psycho-social disorders. These homes are built with strong, durable materials to reduce the risk of injury, minimise disruptions and lower the need for ongoing maintenance. The result is a secure, low-stress environment where you can feel safe, supported and more in control of your day-to-day life.

Shared Living

(Group Homes)

Enliven’s shared living options tailor to the needs of each resident, ensuring that while the living arrangement fosters community, every individual’s personal preferences, care requirements and independence goals are respected and supported.

Enliven has shared living SDA homes that allow for 24/7 shared support availability and cater to a range of design categories including Improved Liveability, Fully Accessible, High Physical Support and Robust.
