Who is Eligible for Shared SDA Housing?
Am I Eligible for SDA Housing?
Specialist Disability Accommodation is funded through the NDIS for participants who need specialist housing solutions. Shared living suits tenants who want their own funded home while living alongside others, whether that's to build community with peers, reduce day-to-day costs or both.
Your current funding outcome doesn't always have to determine your living arrangement. If you believe a different housing option would better support your independence or quality of life, our Appeals Program can help you explore your options and navigate the NDIS review process.
If you're not sure whether shared living is right for you, our team can walk you through the process from initial enquiry through to move-in, including how housemates are matched.
Independent SDA Assessment
If your client is highly likely to receive SDA funding and is considering shared living, Enliven can arrange an independent third-party eligibility assessment at no cost. The assessment is conducted by a specialist team separate to Enliven to ensure an impartial evaluation.
We work closely with you and your client's formal supports throughout the assessment, matching and referral process, so you always know where things stand.

Tenant-Led Housemate Matching
You have a genuine say in who you live with. Every shared home starts with a 'How We Live Together' agreement between housemates, so you help shape how your household runs from day one.

Choice Collective
Tenants sharing supports at Enliven come together as a Choice Collective, a tenant-led group facilitated independently by Enliven Community. It gives you an ongoing say in how shared supports are delivered and who provides them.

Enliven Speak Up! is our award-winning safeguarding and dispute resolution program for tenants and their support networks. It provides a safe and simple way to raise concerns early, with the option to remain anonymous.

Shared SDA Housing FAQs in VIC
What is shared SDA housing?
Shared SDA housing means living in a purpose-built home funded through the NDIS, alongside one or more other tenants. Each of you has your own individually funded place in the home, and your own choice of support, while sharing the house itself. At Enliven, shared living starts with your choice, from who you live with to how the household runs day to day.
How are housemates matched at Enliven?
You have a genuine say in who you live with. Before you move in, you and your prospective housemates work through a ‘How We Live Together’ agreement together, covering the things that matter day to day: routines, visitors, shared spaces and how you’ll make decisions as a household. It’s a conversation you’re part of from the start.
What happens if a shared living arrangement doesn't work out?
Sometimes a household needs to change, and that’s okay. Enliven’s Friendly Landlord approach means our Tenancy Team works with you directly if something isn’t working, rather than leaving you to manage it alone. If you’re part of a Choice Collective, that group also gives you a structured way to raise concerns about shared supports. If a change in housemates or property is needed, we’ll talk you through your options.
Does Enliven provide the support I need in a shared home?
No. Enliven Housing is a housing and tenancy provider, not a support provider. We don’t deliver SIL or any other support. Your support is entirely your own choice, arranged separately from your tenancy, whether you live alone or share your home. This separation protects you. If you’re ever unhappy with your support provider, you can change them without putting your home at risk.
What is the difference between SDA and SIL in a shared home?
SDA (Specialist Disability Accommodation) is NDIS funding for the physical home you live in, whether shared or individual. SIL (Supported Independent Living) is a separate NDIS funding for the support workers who help you day to day inside that home. In a shared home, each tenant holds their own SDA and SIL funding individually, even though you live under one roof. At Enliven, we keep housing and support completely separate, so your tenancy is never tied to a single support provider for the whole household.
Can I live with a partner, friend or family member who isn't an NDIS participant?
Yes, in many cases. Under current SDA rules, you can share your home with someone who isn’t an NDIS participant themselves, such as a partner, friend or family member. This needs to be planned properly, with the right evidence and agreement in place. Speak with our team or your Support Coordinator to work through what this looks like for your situation.
What is the Choice Collective and how does it affect my shared supports?
The Choice Collective is a group of Enliven tenants who share supports and come together to make decisions about how those supports are delivered. It’s facilitated by Enliven Community, a separate not-for-profit organisation, so you can raise questions or feedback about your shared support provider independently. The Collective gives you an ongoing say, including the ability to review and change providers as a group.
What does shared SDA housing cost, and what's separate?
Your SDA funding covers the home itself. You’ll also pay a reasonable rent contribution, generally based on a percentage of your Disability Support Pension, Pension Supplement and Commonwealth Rent Assistance. Living in a shared home often means splitting everyday costs like utilities with your housemates, which can make day-to-day living more affordable. Support costs, such as SIL, are separate again and depend entirely on your own NDIS plan and chosen provider.
How does Enliven handle safety and complaints in shared homes?
Enliven Speak Up! is our independent, anonymous reporting platform, run through a secure system called Elker. You can raise a concern about your home, your household, or anything else, with or without using your name. Enliven won the 2026 ADR Project of the Year Award for this approach. Combined with the Choice Collective, it means you always have more than one way to be heard.
